Electrical Safety Checks That Protect Your Property

A Domestic Electrical Installation Condition Report (DEICR), also known as an EICR, is essential for ensuring your electrical system is safe, compliant, and fit for continued use. These inspections are recommended every five years, when tenants change, or whenever there’s concern about electrical safety.

Typical Pricing (up to 10 circuits):

Studio / 1-bed: £95 + VAT

2-bed: £130 + VAT

3-bed: £150 + VAT

4-bed: £200 + VAT

5-bed: £235 + VAT

Additional circuits are charged at £20 per circuit, and extra fuse boards at £25 + VAT. The only extra costs are parking, ULEZ, or congestion charges (if applicable), along with VAT. Prices may vary depending on location. Larger properties and commercial premises may require a bespoke quotation, as sampling might be needed.

While conducting the inspection, we can also review any other electrical work you require and provide a combined price within your report. After the inspection, you’ll receive your report or certificate via email, usually within 7 working days once payment is received.

To keep your property fully compliant, we’ll enter your details into our calendar system and provide a reminder before your next inspection is due.

Commercial EICR pricing varies depending on factors such as:

• The size and layout of the premises

• The number of circuits

• The age and complexity of the installation

• Whether circuit sampling is required

To comply with the latest 18th Edition Wiring Regulations, older fuse boards should be upgraded to a modern metal consumer unit fitted with RCD protection, Surge Protection Devices (SPDs), and Type A protection. These upgrades significantly improve electrical safety and help protect against both AC and DC fault currents.

We offer two consumer unit upgrade options, depending on your property, usage, and budget.

🔹 Option 1: Dual RCD Consumer Unit (Split Load)

This is a cost-effective upgrade suitable for many domestic properties. The circuits are split across two RCDs, providing modern protection while keeping installation costs lower.

🔹 Option 2: Full RCBO Consumer Unit (Premium Protection)

This option provides the highest level of safety and reliability. Each circuit is protected individually, meaning a fault on one circuit will not affect the others — ideal for larger homes, rentals, or properties with higher electrical demand.

• Individual Type A RCBO protection per circuit

• Improved fault isolation and reduced nuisance tripping

£750 + VAT (RCBO-only consumer unit)

Our service includes checking all documentation and records, identifying and correcting any non-compliance issues, performing a silent simulated fire alarm test to detect faults, and producing a comprehensive report outlining what was tested, any defects found, and recommended actions to keep your system safe.

Up to 20 devices: £150

20–30 devices: £150–£250

Prices may vary depending on your location. Typical properties like HMOs, communal areas, small shops, and offices usually have up to 20 devices. Larger commercial properties—such as restaurants, dental practices, and care homes—will require an on-site inspection to provide a personalised quote for your PPM service.
