Who should arrange an EICR?
EICRs are commonly requested by landlords, homeowners, purchasers, sellers, property professionals and businesses. Privately rented homes are generally inspected at least every five years, while owner-occupied homes are commonly recommended for inspection at intervals of up to ten years. The appropriate interval can vary with the property, use and previous findings.

What happens on the day?
Access is needed to the consumer unit and a representative selection of electrical points. Some circuits will be isolated during testing, so there may be short interruptions to power. The duration depends on the size, age, accessibility and complexity of the installation.

Understanding the result
A satisfactory report means no C1, C2 or FI observations make the report unsatisfactory. C1 identifies immediate danger, C2 identifies potentially dangerous conditions, FI means further investigation is required and C3 is an improvement recommendation.

If remedial work is required
An unsatisfactory result is not the end of the process. We can explain the findings in plain English and, if requested, provide a separate quotation for suitable remedial work. You are paying for a competent inspection and report—not for a guaranteed satisfactory certificate.

What happens after an unsatisfactory EICR?
An unsatisfactory EICR should give you a clear route forward. We review the observations, explain which items need urgent action or further investigation, and prepare a separate quotation for appropriate remedial work. Work proceeds only after approval. Once completed, the affected circuits are tested and the appropriate electrical certification or written confirmation is provided.

Genuine Camberwell EICR outcome
At a three-bedroom Camberwell flat, testing identified undersized 6 mm² bonding to the gas and water services and exposed single-insulated conductors at several downlight connections. Easy Electrical London installed new 10 mm² bonding, enclosed the affected connections, replaced the consumer unit and retested the installation. An Electrical Installation Certificate was issued and the EICR was updated to a satisfactory outcome.

Genuine Peckham EICR outcome
At a three-bedroom Peckham house, an EICR identified a damaged lighting cable that had interrupted CPC continuity and left unwanted voltage on the protective conductor serving several lighting points. A replacement cable was installed using a practical route with ceiling access kept to the minimum reasonably required. Retesting confirmed continuity had been restored and the unwanted voltage removed before a satisfactory EICR was issued.

Landlord EICR — direct answer
Landlords in England must arrange inspection and testing of rented-property electrical installations by a qualified person at least every five years. Where an EICR requires remedial or further investigative work, it must be completed within 28 days or sooner if the report specifies a shorter period. The report and required confirmations must be supplied in accordance with the applicable regulations.
